Insurance has become an increasingly important part of buying and selling a home in Southwest Florida. Buyers are not just looking at the purchase price and monthly mortgage payment. They are also asking what the home will cost to insure and whether the property will meet current insurance underwriting guidelines.
For sellers, that means the age and condition of the roof, electrical system, plumbing and HVAC can affect more than maintenance costs. These items can influence buyer confidence, affordability and ultimately how marketable a home is.
Roof age gets much of the attention, but an older roof does not automatically make a Florida home uninsurable.
Florida Regulations
Florida law says an insurance company cannot refuse to issue or renew a homeowners policy solely because a roof is less than 15 years old. If the roof is at least 15 years old, the homeowner must be allowed to obtain an inspection before the insurer requires roof replacement as a condition of coverage. If that inspection shows the roof has at least five years of useful life remaining, the insurer cannot refuse coverage solely because of the roof’s age.
That does not mean every insurance carrier must insure every home. Insurance companies can still apply other underwriting standards. Condition matters, and different carriers may have different requirements.
Citizens Property Insurance also has specific guidelines. Citizens requires a four-point inspection for certain new applications on homes more than 20 years old. The inspection reviews four major areas of the property: the roof, electrical system, plumbing and heating and cooling system.
Citizens currently requires additional roof documentation for shingle and similar roofs older than 25 years and for tile, slate, clay, concrete or metal roofs older than 50 years. An older roof may still qualify if documentation shows at least five years of remaining useful life.
New Data Sources
There is also something new in 2026. For new Citizens applications with effective dates beginning August 1, Citizens can automatically retrieve the year of the last roof update through third-party roof data when that information is available.
This is another reason accurate permit records and documentation can matter when selling a home.
Consider two similar Fort Myers homes offered at the same price. One has a newer roof, updated electrical panel, hurricane protection, a recent wind mitigation inspection and clear documentation. The other has an older roof, an outdated electrical panel and little information available about prior improvements.
The second home may still be a perfectly good property, but buyers may view it differently. They may worry about insurance costs, inspections, repairs and whether they will have difficulty obtaining coverage. Uncertainty can quickly become a negotiating issue.
That is why sellers should investigate potential insurance concerns before placing their home on the market whenever possible. A seller does not want to first discover an insurance problem after accepting an offer.
What Can You Do?
Knowing the roof age is a good start. Sellers should also locate permits and receipts for major improvements, understand the age of the electrical panel, HVAC and water heater, and determine whether a recent four-point or wind mitigation inspection is available.
Wind mitigation features can also be important. Impact windows, hurricane shutters, roof-to-wall connections and other qualifying improvements may affect available insurance credits depending on the property and insurance carrier.
For buyers, the lesson is equally important. Do not wait until the end of the inspection period to begin researching insurance. Obtain quotes early and ask questions about the roof, wind mitigation features, flood insurance and major mechanical systems.
In today’s Southwest Florida real estate market, a home’s value is not determined by square footage and finishes alone. Insurance, maintenance risk and future ownership costs are increasingly part of the buying decision.
The better buyers and sellers understand those issues before entering into a contract, the fewer surprises they are likely to encounter later.
